What to expect from your home inspection:
A home inspection is an evaluation of the property by a trained professional. It’s important to choose a home inspection service that has experience and the ability to help you minimize the risk when purchasing a home.
You can expect your home inspector to inspect all of the following areas of your home.
Property and landscaping
Sidewalks and driveways
Roof, chimney, and gutters
Foundation and structural support systems
Doors and windows
Insulation and ventilation
Heating and cooling systems
Plumbing
Electrical, both inside and out
We encourage you to participate in the inspection process as we move through your home, so you can have a clear understanding of the inspection process. This may also prompt you to ask questions that you may otherwise forget to ask.
What a home inspections is not:
A pass/fail test
A warranty or guarantee
An inspection of inaccessible areas of the home
An inspection for compliance with local building codes
Ten tips to help speed up your inspection
1.Confirm that water, electric, and gas service are on, with gas pilot lights burning.
2.Ensure pets won’t hinder the inspection; ideally they should be removed from premises outside. Tell your agent about any pets at home.
3.Replace burned out bulbs to avoid a “light is inoperable” on the report, that may not be the case.
4.Test smoke and carbon monoxide detectors, and replace dead batteries.
5.Clean or replace dirty HVAC air filters. They should fit securely.
6.Remove stored items, debris and wood from foundation. These may be cited as conducive for termites.
7.Remove items blocking areas to HVAC equipment, electric service panels, and water heater spaces.
8.Unlock areas the inspector must access – attic doors or hatches, electric service panels, gates, and crawl spaces.
9.Trim tree limbs to 10’ from the roof and shrubs from the house to allow access.
10.Attend to broken or missing items like doorknobs, locks and latches, windowpanes, screens gutters, downspouts and chimney caps.
